SUMMARY:Inside Private Lending: How Investors Earn Income While Solving Real Housing Needs
DESCRIPTION:Private lending sits behind many of the homes being brought back to market today—but most investors never see how it actually works.\nWith fewer starter homes being built and many existing properties in unlivable condition, renovation has become one of the only ways to create affordable housing. These projects often rely on private capital to move forward.\nThis session takes you inside how these deals are structured, where risk shows up, and what separates strong lending opportunities from costly mistakes.\nWe’ll break down:\n\nHow private lending turns distressed properties into livable homes\nWhat a real deal looks like—from acquisition to exit\nWhere deals break down and the risks most investors don’t anticipate\nHow experienced lenders structure deals to protect capital\nThe different ways investors participate—from hands-on to fully passive\n\nWe’ll also walk through a recent deal where an investor generated a ~27% annualized return, while helping a borrower acquire a $183,000 rental property and walk away with $40,000 in tax-free capital—all while bringing a previously unlivable home back to market.\nFor investors exploring alternative income strategies—especially within self-directed accounts—this is a practical look at how private lending actually works behind the scenes.\nRegister to take a closer look!\n\n\n\nHarley Green is a co-founder of InvestAway, a private lending platform built to be the lender he wished he had when he was an active real estate investor flipping and BRRRR’ing homes.\nHe brings over 20 years of experience as a software architect and engineer, where he led complex systems design and large-scale technical initiatives across both government and commercial sectors. Harley holds a Master of Science in Computer Science from the University of Southern California, with a specialization in networking and security, and has built a career on applying analytical rigor and systems thinking to complex problems.\nAs an active real estate investor since 2013, Harley has experience across fix-and-flip projects, BRRRR strategies, and both short- and long-term rental management. He also played a key role in supporting his wife Adrienne’s real estate team, which focuses on helping out-of-state investors successfully purchase and renovate properties throughout the Southeast United States.\nAfter repeatedly seeing strong deals fail due to slow or misaligned traditional financing, Harley and Adrienne began deploying their own capital and retirement funds through a self-directed IRA (SDIRA) into private lending. This hands-on experience led them to found InvestAway, a platform designed to provide investors access to real estate-secured lending opportunities with a focus on disciplined underwriting, aligned incentives, and capital protection.\nToday, Harley combines his technical background, investing experience, and systems-driven approach to help investors understand how private lending can generate income while supporting the revitalization of much-needed housing.\nOutside of investing, Harley and Adrienne are full-time international travelers with their three young children, a lifestyle made possible in part by the flexibility and income generated through private lending.\n
